Can I Remove PMI

Private Mortgage Insurance (PMI) is an extra monthly cost that protects the lender, not the homeowner. You can remove PMI once you reach about 22% equity in your home, which often happens automatically per your amortization schedule. However, you can request removal earlier if your home’s value has increased through market appreciation or property improvements. Typically, after two years of ownership, if your loan-to-value ratio has improved significantly, you may qualify to remove or reduce PMI. Another option is refinancing into a shorter-term loan, which can eliminate PMI and lower your interest rate while keeping payments similar.



Should I Refinance

It's generally a good time to refinance when mortgage rates are 2% lower than the current rate on your loan. It may be a viable option even if the interest rate difference is only 1% or less. Any reduction can trim your monthly mortgage payments. Example: Your payment, excluding taxes and insurance, would be about $770 on a $100,000 loan at 8.5%; if the rate were lowered to 7.5%, your payment would then be $700, now you're saving $70 per month.
